Karen and Carrie are simply the best .we took our dog and she was welcomed with treats and her own goodie box.Anything we wanted was made accessible to us and the BREAKFAST was a beauty .also spotless .Nothing was a problem and they were so friendly.really enjoyed our stay. 12 out of 10. Affordable and comfy.2 mins from pier and pleasure Beach.

My daughter and I have just returned from an amazing week's stay. The family run b and b run by Karen, Carrie and Jack is an amazing place and they bend over backwards to ensure that all their guests have a good holiday! From the moment you ring to book to the beyond your holiday the staff are friendly, approachable. We were made to feel like part of the family straight away. Karen and Carrie always took the time to chat to us and even made my daughter a breakfast that wasn't on the menu! Even when my daughter had a nose bleed and left a mark on the bedding they could not have been more helpful in sorting this. Every day, Karen and Carrie always had time to talk to us and made suggestions on where to eat. The room was perfect, tidy, clean and welcoming. Everyone was catered for with the hospitality tray- even those that dont drink tea or coffee! We enjoyed our stay so much that we are returning in around 6 weeks again for a week and then again next year. Thanks again for an amazing stay and see you soon. Xxx

Had the best stay at “The Beachlands” with my partner, daughter & mother in law! We were made to feel so welcome, Karen was just lovely, so were her son & daughter!! If it wasn’t so far to travel from Scotland I’d stay there again for sure, , Pleasure beach & lovely Sandy beach right at your doorstep!! Thank you all for a wonderful stay!! Angela xx

First time at the beachlands guest house and we had a fantastic stay their Karen and Carrie were great hosts they were very welcoming . Karen, Carrie & Jack were very warm & welcoming, our room was very clean and lovely decor..The bed was comfortable, lots of little treats we found, they also provided shower gel and shampoo and conditioner, very well thought out!breakfast was plentiful and tasty!! Lovely colours in the breakfast room!The b&b was in a fabulous location, so close to all of the main attractions & amenities!!Thank you for a lovely relaxing break..We highly recommend this b&b value for money.. x

Absolutely amazing B&B. The owners were so friendly and extremely accommodating. The rooms were spotless and and ammenities were well provided for.The breakfast was spot on and they were more than happy to make dietary changes for me. Very accommodating. The B&B is literally on the doorstep of the sea front/pier/arcade strip, so you only have to walk a few minutes around the corner to reach everything. A prime location.An overall fantastic stay at The Beachlands Guest House, and I will definitely be returning again.

Stayed here for one night as a bit of a getaway . Wow best decision ever . Absolutely lovely hosts really friendly and welcoming. Room was really cosy and comfortable. Other half loves the coffee machine I think we will be buying one! Right near Skegness Pier so really handy for a walk along the prom! Next time we need a break from the kids we will be back I'm sure. Have to add there are a lot of stairs to the property and the room, a little difficult on crutches as I am but well worth the effort for me personally but something to bear in mind if you do have mobility issues. But despite that I would highly recommend The Beachlands!

The best stay we have ever had. A truly warm and friendly welcome with excellent information given. The most fantastic room which was clean, beautifully furnished, fridge, tea and coffee making facilities, glorious ensuite with a lovely shower and extremely comfortable all in all. The toiletries and towels provided were better then we have at home, felt truly spoilt. The breakfast was the best ever with so much choice and a wonderfully cooked full English breakfast that was so so tasty. We were well looked after by Karen, Carrie and Jack who couldn't do enough to make our stay so memorable. If you are out this way you must come and visit them we will most definitely be back again and cannot recommend them enough. Truly outstanding thankyou Julie and Chloe (Nottingham)
