The house is very clean and comfortable with a relaxing garden

This is a stand alone accommodation and nothing to do with the Farm any longer. Nice place, well equipped. Second bedroom is a bit small with two single beds in it. The bed in the downstairs bedroom - although really comfy - didn't quite work for my 6'3" hubby and I! Needs a bit more wardrobe and drawer space.

Farmhouse can accommodate 8 in its 3 ensuite bedrooms plus a snug with quality sofa bed. Beautifully presented throughout with several outdoor areas. Clambering access to estuary is great for kayak, SUP etc CHECK TIDES!!. And careful on road as 1st opportunity for overtaking for cars driving from Aberdyfi. I WAS ALMOST KILLED. Walks direct from house onto ridge behind house. Otherwise quick drive to beautiful beaches of Aberdyfi and local snowdonia national park. Lovely owners. HIGHLY RECOMMENDED

Certainly not as advertised. Gatehouse only in this review..The gatehouse and farm appear to have been recently separated with the gatehouse now on the market. When we first pulled up we saw a big sign on the farmhouse gate (The farmhouse isn't a farmhouse btw) advising that there was no entry or parking for gatehouse guests. The parking spot for gatehouse is between 2 trees about a foot back from the main road..Access to the house is via a decked area that leads around the gable end of the gatehouse round the back down the decking steps then up 5 steep steps into the door. When we arrived it was dark and raining there were no out side lights or signs on how to get in. There is no step up onto the decking you just climb over some tree roots. The decking when wet is like an ice rink, not the best thing to traverse with luggage or if your not particularly steady on your feet or are getting on a bit..The inside was clean, if a little tired. The kitchen one bedroom, bathroom toilet, washroom and sitting room are on the ground floor. The kitchen is large, and takes up the same amount of floor space as the bedroom and sitting room combined. It is well equipped but the plumbing is noisy, the hot tap drips constantly and occasionally no water comes out of the cold tap..The sitting room is small and cramped most of the floor space taken up by a huge glass coffee table. The downstairs opens to the garden but the doors cannot be locked from the inside as the key shank is too short..The downstairs bedroom has low bed 2 bedside cabinets a wardrobe and a dresser. The main feature of the bedroom is a huge external door that has been nailed shut..The bathroom has a sink, toilet hand basin, Jacuzzi style bath and fixed shower. The bath had sand in the bottom of it when we arrived. We soon found out that this was from the Jacuzzi vents that deposited sand in the bath when filling the bath with water. The motor for the pump is under the bath and sounds like a vacuum cleaner when running. The shower has a fixed head but is easy to operate and has a good flow. Unfortunately the water drains away so slowly you end up stood ankle deep in dirty gritty water..The upstairs room is pleasant but with 2 single beds crammed in it feels pokey and disorganised. This room has carpet..Outside is an overgrown garden with huge bamboo plants towering over everything else. A small gravel path 45 steps long runs round a huge stinking stagnant pond which is a haven for mosquitoes. I was bitten 8 times..The "garden" is not secure and is unsuitable for kids due to the pond, and dogs due to the fact it's not enclosed and runs beside a main road and a railway line. The advert said this property was in 4 acres of land. It may be but 45 steps will be as far as you can walk. The decked area is worn and has badly patches holes in it. I would be very wary to sit out on it..Nothing is within walking distance and the main road that runs outside has no lights and no pavement. To get to the beach you have to walk 200 yards up this road with cars passing you at 60 mph. Then go under a railway foot bridge. The beach at that point is mud..I would have rated this property higher but the advertising of it is completely misleading..Go somewhere else until a new owner has sorted the place out.
