We spend a very relaxing and restorative night at the Old Water View while hiking the Coast-to-Coast walk. This charming stone house is impeccably restored and spotlessly clean and located just along the river. We had a beautiful room with skylights looking onto the mountains, a room that Alfred Wainwright, who developed the Coast-to-Coast walk, had stayed in. The hosts, Andrea and Dave, are exceptionally kind and hikers themselves. They recommended and booked meals for us, gave us good advice and encouragement on the next section of the hike, and pointed out some wildlife gems. Highly recommend staying here if you can get in -- book early!

Poor customer service experience. Was unable to attend the property due to my car being smashed by burglars with significant personal possessions lost 4 days prior to the booking and no garage available from my insurers over the long Easter bank holiday. Explained this to the property and was told not only would they not refund the booking as it was now in the non-refundable period on Booking.com, they also refused to provide options such as changing the booking date or a reduced cancellation price. This is in contrast to other properties who offered sympathy for a traumatic experience, a full refund and/or a date change to the booking which was valid for within 3 months.

An excellent place to stay, the owners are so attentive and the property is first class, well appointed and there's everything you could want. Don't stay anywhere else!

Stayed for two nights. Very welcoming. Perfect location for a walk up the fells or a lake or waterfall walk. Spacious room. Hot shower and nice breakfast. Bar and sofas by a fire. Slept very well. Close to patterdale for a leg stretch and pint. Would stay here again and recommend.

It felt like a miracle coming across this place as we walked around Patterdale. The White Lion pub down from here didn’t accept card payments but the Old Water View saved the day!We enjoyed two lovely, refreshingly cold pints 🍻 in the beautiful garden.They also serve jacket potatoes and baguettes.Lager was 10/10 and dog received a treat too ⭐️

Very pleasant stay, friendly staff, easy walk to Glenridding for shops and restaurants, lots of lovely hikes nearby. Great breakfasts, nice baguettes and jacket potatoes on offer the rest of the day. Would stay here again in a heartbeat, perfect B&B.

I stayed a few nights at Old Water View in the Shepherds Hut in October 2020, and it was the perfect base for my Lakes hiking. (In fact, negotiating a longer stay as it was so much better than the other accomodation I had arranged!) It was comfortable and warm, and I particularly appreciated the kit drying space in the main house. On top of that, the owners were absolutely lovely and outstandingly helpful; it was a total pleasure to meet them and stay there. Breakfast was also excellent, with delicious local produce. The cherry on the cake was the wildlife - kingfisher, dippers and red squirrels visible from the shepherds hut. Highly recommended - I hope to return one day!

A very nice stay on our Coast to Coast walk. A lovely setting with a nice, clean room. The dry room for our soaking walking bits and bobs was fabulous. Accomodating host who provided us with an ice pack. Breakfast was good enough but perhaps slightly stingy on the pick 5 items.

After walking from Sykeside Camp site we felt immediately welcomed by the owners of the Old Water View. We enjoyed a jacket potato and a baguette. Simple food but hit the spot nonetheless. The kids enjoyed taking a dip in the water at the foot of the garden. Lovely views and clean B&B also. We didn’t make use of this obviously but looked really nice when we ventured in to use the loo.

After a few days hiking and camping on the hills around, this was the perfect oasis offering a sausage sandwich and a good strong cup of tea. It's perfectly sited next to good walking spots if you wanted to stay - and my plan is next time to come back and enjoy the gorgeous garden by the river for a couple of beers in the sun. Dave, the owner, was a gem of a friendly chap. One to visit if in this area.
