The room, upstairs in the cottage, was ok, certainly big enough for the two of us, double bed, bedside tables, desk, ironing board, iron, open wardrobe, hair dryer, mirrors in good positions, TV could be bigger but was adequate.Tea and coffee in the room, you have to fill the kettle from the bath as it doesn't fit under the tap on the sink. Staff were friendly and welcoming, room was very clean. A very strong smell, I'm not sure if this was due to a new carpet being laid but even leaving the window open it remained very strong. We did become a bit noseblind to it by the 3rd night and only noticed it when we'd been out. The shower is unusable. We are not tall by any means but we couldn't really use the shower as the ceiling is too low, it's positioned on the plug side of the bath so a bit difficult to even sit or kneel under. We just used the bath, a bit time consuming and not very ecofriendly. Parking was fine, we basically found a spot off the main road and didn't move the car for the duration. It's within walking distance of the Spinnaker, the Historic Dock, Isle of Wight Ferry and the bus and train station. Didn't realise how close it was to Southsea Castle till we caught the bus back from there, about 10/15 minutes walk. The pub was closed during our stay so can't comment. The Dolphin just down the road is good. Good food, nice atmosphere. The Ship and Castle (quiet, good food recommend the beef stew) and The Ship Anson (lively, also good food) both on the Hard. The Isambard Kingdom Brunel, Wetherspoons in the City by the Guild Hall, absolutely brilliant. Good, fast service, good staff, decent food. All in all a good visit.

Very very small rooms but did the job. Had tea, coffee provided as well as a small fan unit. WiFi was really good. Really comfy pillows and lovely shampoo/soaps etc in the rooms, really nice. I had a single room. It was quiet at night and I slept fine but not really suitable for business stays, just because of having to work from the bed and not having room. Free parking provided with a paper in your car but no longer available before or after check in or out. No breakfast.

If you walked into a hotel room and the bed was missing two feet you would complain and expect the problem to be rectified or your money refunded. The same would apply should the toilet not work. There are basic requirements that customers have a right to receive when they have paid for a hotel room. It is therefore reasonable to expect your room to have level of quietness that enables you to sleep soundly allowing your stay in a hotel to fulfil its basic function. It is of course impossible to immediately judge whether a room is capable of that and you defer to trusting the owners. To say I could hear the guests above us breathing heavily is not an exaggeration. I know they dropped their mobile phone on the floor at 5.47am. I also know that between 6am and 7am they went in and out of their room 8 times. We had a ground floor room in what is described as the cottage - a separate building at the back of the hotel comprising of four rooms (much like an old two up and two down) And much like those old houses there is absolutely zero sound insulation between the floors and in the walls.I think it is tantamount to fraud allowing people to pay for a hotel room that is so woefully incapable of performing it’s primary function: charging £120 for the privilege .We spoke to reception as we checked out explaining how bad the noise had been and they replied ‘everyone says that’ ……….. So they can’t even say they were unaware of the issue when they accepted payment for the room and have knowingly provided sub standard accommodation.Update : Since posting this review I received a response from the owner telling me that we should of informed them about the excessive noise from the other guests - the other guests were not excessively noisy in any way. We heard everything they did because of the total lack of sound insulation between the floors due to the substandard conversion. The owner also denied the receptionist told us that everyone makes the same complaint. She absolutely did say that and tried to substantiate it by explaining that houses in England are all built badly and have this issue. I took exception to that as I work in construction and know exactly how to convert buildings into multiple occupancy for commercial purposes. Stating their poorly done conversion is typical of houses in the UK simply isn’t true and shouldn’t be used as an excuse.

If you want food on a Monday or Tuesday while staying here don't bother! The "Hotel" aspect isn't run with the bar side of the business. The rooms in the "cottage " are mediocre at best. Payment required up front so all in all not good at all!!!!

Just popped in for a drink with my friend, casual tuesday afternoon and i was impressed! Lovely pub, nice service and staff but most of all the music played inside was amazing and just put me in a good mood! We stayed in a family room in the cottage which was extremely clean and well fitted out. My son loved his separate bedroom. The food in the pub was fantastic and all the staff in the hotel and pub were lovely - nothing was too much trouble. They really adhered to the social distancing rules which was reassuring. We will be back.

We stayed in one of the double rooms in the cottage behind the Pub. A good location for a weekend break. Local to all the attractions and amenities in the area. The accommodation offers an average budget experience but good value for your money. Bit of noise from other rooms. The actual pub is a nice place for some lunch or dinner. The staff are excellent.

Arrived slightly earlier than the 3pm check in time but was greeted by a friendly staff member who allowed us to check in early for our 2 night stay. We had a family room and a small double, both of which were clean and comfortable. We were given a parking permit and managed to find a space in the street behind the hotel, which was good. Unfortunately, the first night we had some very noisy neighbours and the rooms didn't seem to have any sound proofing as we could hear every word they were saying, which was pretty annoying. Overall the place was lovely and in a great location, about an 8-10 minute walk to Gunwharf Quays and we would definitely stay again, hopefully the people in the next rooms will be better next time! Due to work we had to leave early and only stayed 1 night, and except for the noisy neighbours we really enjoyed it. Would be a great addition if the pub did breakfast in the morning, even for a charge as we didn't find a cafe nearby.

Receptionist friendly and helpfulRoom was overpriced for what it was.Ants coming out of the airing fan in the first floor.Hard bed which seemed to be a small double. Walls so thin you can here others talking. Tv was smaller then an ipad and not tunned.
