Had a 2 night stay at this magnificent hotel. Looks great from the outside and just as old fashioned but still nice on the inside. A lovely large hotel with good receptionist staff and conservatory for breakfast which I recommend paying extra for.The room itself was an issue - our heating wasn’t fully working so was quite cold. The bathroom window has a crack and small hole in which allows heat and noise into the room. Also as the room is so big it takes awhile to heat it up! After 1 night of troubled sleeping due to it being so chilly we asked the receptionist to look at the heating and whilst we were out someone checked our radiators and fixed the issue! So it was much warmer the second evening.The floorboards are quite old and creaky alongside the bed and furniture. The mattress is quite hard but still slept averagely. We had a bath/shower which on the second night was only luke warm which was a struggle considering the air was so cold too! The shower temperature in the morning was much better.Overall cleanliness good despite dusty carpets and cobwebs on the dressing table. We even found a used tissue behind the room’s bin - cleaners need to be more vigilant when preparing for new guests.Parking was tight but good to have it free on the lovely grounds on the hotel. Good location near the sea front too.I would stay here again, as long as the heating was working!

What a stunning place to stay, friendly and helpful staff, excellent breakfast all cooked perfectly and served with a smile. The hotel is a very interesting, historic building and the grounds are very well kept. Our view over the bay was panoramic. Ample car parking to the rear of the hotel which is central to Swanage. Our thanks to the staff for a wonderful mini break.

Perfect location, like staying in a country house with the town and beach on your doorstep.Located in the centre of Swanage close to numerous pubs and restaurants. An ideal centre for exploring the South West Coast Path. The hotel was everything that was described and felt just like a large family home. The grounds are a true delight with many specimen plants and places to sit. Car parking is free and plentiful which is a real bonus in a town like Swanage.Enjoyed the whole experience and have now stayed twice.

Positives:- Reception staff were very friendly. One evening we were unable to get a table in any of the town's restaurants/pubs so had to get takeaway instead and they let us eat it in the lounge area instead of our room.- Hotel grounds are beautiful- Location is excellent, only a couple of minutes walk to the town centre/beach/railway- The room was clean when we arrived (due to Covid there is no room service for the duration of your stay but this wasn't an issue)- Breakfast was good, although it would have been nice to have had a menu of the cereals/pastries/fruits/yogurts available as the menu on the table only listed the hot food, so it wasn't clear that there were continental alternatives available.Negatives:- The room we stayed in was very dated/tired. I used to stay at the Purbeck House Hotel with my family when I was a child, and last visited over 15 years ago. The wallpaper and carpet is exactly the same as I remember it when I was a kid! Different coloured carpet and wallpaper would really make the room a bit brighter/modern. Additional mod-cons such as USB chargers near the bed would also be a nice addition.- Mattress was very saggy, we were practically on the floor and woke up with aching backs.- The bathroom was a bit on the small side - not unmanageable but we had to essentially climb over the toilet to get in the shower. The extractor fan sounded like it had seen better days, it was very loud.It was nice to re-visit a hotel I went to as a child, however I think there are better value for money places in Swanage that I would book next time (we paid £500 for 3 nights).

Great room, easy parking, great breakfast. Great wifi. Quirky layout, a few upstairs downstairs to negotiate depending where your room is. No lift so you need to use the stairs which was not an issue to us. Simple 2 minute walk into Swanage center. Friendly staff. Just made the week even more relaxed. Would use again.

Great stay. We had room number 1 which was on the ground floor as it was like a wet room. the staff let us park next to our room where the staff park, so I didn't have to far too get too my car which was really nice they a reserved our table for breakfast

First impressions definitely let us down. Only given a grumpy half the welcome the previous guests got who was Infront of us a check in. Not sure if because young or had a child or my stylish long cane because of my sight imapiment. With your in room ... (Number) an that was it. No it's in the building by the car park etcWe also wasInitially Given a dirty room didn't notice until my son decided to raid the bin. an some how it was our fault. They have No cots etc had to sign a bit of a4 plain paper to say I was ok for my son to sleep on mattress on the floor. As he will not co sleep (Development delayed 21 month old) no lift an no more downstairs rooms available so had to lug his pram up and down the stairs every time too.Will say the Male manager was very friendly and the staff at breakfast was too an didn't mind my son's daily tantrums because his breakfast wasn't there as quickly as it is at home. But service at breakfast was still fast.Can't comment on further cleaning etc as in our 3 nights our room wasn't cleaned but we took out our own bins as with a non potty trained toddler it quickly filled up.The location was also as good as it could get short walk to a decent co op and the beach an the amenities.If I was to come to Swanage again I'd think about staying again but maybe not with children in tow as it wasn't too appropriate in my opinion and definitely not what I'd call child friendly.
